For the manager who fields the tenant calls
When a tenant writes in about an empty soap dispenser or a sticky hallway floor, the message lands on the property manager’s desk, not the cleaner’s. Gilroy Janitorial is built to keep those messages rare. We look after the parts of a building that belong to the landlord, such as entries, lobbies, shared restrooms, corridors, stairs and trash rooms, and we turn vacant space around so it is ready to lease.
You get one contact for every building you place with us, a written room list for each address, and a schedule set around how each property is used. That frees your time for leases, repairs and the tenants themselves.
Retail centers, mixed-use blocks and small office buildings
Multi-tenant property in Gilroy takes several forms: neighborhood shopping centers along the main arterials, older downtown buildings with storefronts at street level and offices or apartments above, professional and medical office buildings, and newer retail pads near the freeway interchanges. Each one shares some space among its tenants, and that shared space is where a building’s reputation is made.
A retail center needs clean shared restrooms, tidy trash enclosures and storefront walks free of gum and spills. A downtown mixed-use building needs a bright entry, swept stairs and a clean corridor for upstairs tenants. A professional building needs a lobby, elevator and restroom core that feels the same on the third floor as it does on the first. We write each plan around the property in front of us.
Shared lobbies, restrooms and corridors
On each visit the crew works through the common core in a set order. Entry doors and sidelights are cleaned, the lobby floor is vacuumed or mopped, directory boards and elevator panels are wiped, and drinking fountains are polished. In the shared restrooms, toilets, urinals and sinks are disinfected, stall partitions and mirrors are wiped down, the floor is mopped, and paper, soap and liners are topped up, either from the building’s stock or from janitorial supplies we deliver.
Corridors and stairwells are vacuumed or swept, handrails and door push plates are wiped, and common trash and recycling go out to the enclosure. For buildings with steady daytime traffic, a day porter can check restrooms and the lobby between nightly visits.
Vacant suites and tenant turnover
An empty suite earns nothing until someone signs for it, and a prospect who tours a dusty space with stained carpet sees work, not a home for their business. After the previous occupant leaves, the crew cleans the suite from ceiling vents to baseboards: restrooms and kitchenettes scrubbed, window sills and blinds dusted, interior glass cleaned and floors restored with carpet extraction or a vinyl tile strip-and-refinish.
When a new tenant’s improvements are finished, post-construction cleaning removes drywall dust, sticker residue and debris before move-in. Both jobs can be booked one at a time, whenever a suite turns over, without changing the building’s regular schedule.
Turnover work also covers the details a quick wipe-down skips: the suite’s own restroom fixtures descaled, cabinet interiors wiped, light-switch plates and door hardware cleaned, and window tracks vacuumed. A prospect who opens a cabinet or runs a hand along a sill finds the same care as the open floor, and your broker has one less thing to explain during the tour.
Sidewalks, enclosures and the parking lot edge
Tenants and their customers judge a property from the parking lot. Pressure washing clears gum, grease and dark traffic marks from storefront walks, entry pads and trash enclosures. Storm drains are covered before the wash. Porters can pick up litter along the curb and around planters, and landscape maintenance keeps the beds and shrubs at the front of the property trimmed.
Inspections, screening and insurance on file
Every cleaner assigned to your buildings is background-checked before the first visit. Supervisors come back for quality inspections against each property’s room list, and what they find goes to you, so problems are fixed before a tenant notices.
Owners and lenders want the right paperwork from vendors. Our insurance, bond and workers’ comp are current, and the certificate of insurance we hand each client means your vendor binder is complete before the first visit. To set up a first building, request a walkthrough and we will price the common areas, the visit days and any suite work you have coming up.
A few useful answers
Common questions
Can you clean a suite after a tenant moves out?
Yes. A vacant-suite clean covers restrooms, kitchenettes, sills, blinds, glass and floors, with carpet extraction or tile refinishing added so the space is ready to show.
Can several of our properties run under one schedule?
Yes. Each address keeps its own room list and visit days, and all of them sit under one schedule with one contact at Gilroy Janitorial.
What happens when a tenant reports a cleaning problem?
Pass the report to your contact at Gilroy Janitorial. The item goes on the crew’s list for the next visit and the supervisor confirms it on the following inspection.
Do you clean storefront walks at retail centers?
Yes. Pressure washing takes care of gum and stains on the walks and entry pads, and porter visits can keep litter off them between washes.
